Air Conditioners & Swamp Coolers: Window or Central Air OK. Less than 7 years old
Appliances: All appliances must be in 100% working order and must be clean with all knobs present. No harvest gold, no avocado green and no brown colors
Stoves: Gas or Electric, not more than 7 years old
Cook Top: Gas or Electric (smooth glass top only) 5 years old
Washer/Dryer: 10 years old
Dishwashers: 5 years old
Refrigerators: 15 years old
Bricks: New & used OK. Must be clean
Cinder Blocks: New & used OK, must be clean
Ceramic Tile: Wall & Floor tile OK. Marble, Granite. Min. quantity 100 sq. ft.
Cabinets: New & Used OK, with or without countertops, no metal cabinets. Prefer full kitchen cabinet sets. No single stand alone kitchen cabinet units. Bath vanities OK
Carpeting: New carpet only, neutral colors, minimum size, 9’x12’
Countertops: Straight sections only with no holes. Minimum 8’ length
Doors: Interior, exterior, wood, steel, sliding glass, French, Patio Security all OK, No flat panel hollow core
Electrical:110V & 220 V Wire, switches, switch plates, junction boxes, fuses, breakers, connectors, conduit
Furnaces: Gas or Electric with or without A/C units. Not more than 5 years old
Flooring: New carpet, T&G Hardwoods, vinyl sheets, vinyl squares, Ceramic Tile, Granite and Marble
Furniture: All furniture must be clean, cosmetically attractive no rips, no tears, no stains, no pet fur; no furniture over 7 years old
Hardware: Hinges, door knobs, screws, bolts, nails all OK
HVAC: Ducts, Outlets, Elbows, Tees,
Insulation: Fiberglass, rigid polystyrene, cellulose, Styrofoam
Lawn Tools: Rakes, shovels, weed whips, lawn mowers Min. 3 years old
Lumber: Minimum 8’ lengths, no nails or concrete on wood
Nails: All types including nail gun nails
Office Furniture: Good condition, clean maximum 10 years old
Paint: Unused neutral colors, LATEX ONLY
Plumbing: Copper, PVC and ABS fittings all OK Pipe, copper black, galvanized and PVC & ABS
Plywood & OSB: Minimum 4x8 sheets, any thickness
Roofing: Asphalt Shingles, minimum 100 square feet same color & style
Sheetrock: Minimum 4 x 8 sheets, any thickness
Siding: All types, minimum either 4x8 sheets or 100 square ft. lapp siding
Sinks: Bathroom and kitchen, No chips no stains, no rust marks
Toilets: Prefer low flow (1.6) No chips, must be clean
Tools: Hand tools, power tools of all kinds, must be in working condition
Tubs: No cast iron tubs. No chips and no rust stains
Water Heaters: Gas or Electric OK, must not be more than 3 years old
Windows: Thermo pane or double insulated glass. No storm windows. No windows older than 5 years. Prefer new windows
Window Coverings: No blinds, shades or drapes
Other: Wood & Gas burning stoves and fire place inserts, Autos & Trucks (running or not)
